Neighborhood features:

  • Kalorama is located just outside the original limits of Washington City and the L’Enfant plan. It is made up of two neighborhoods: Kalorama Triangle to the east of Connecticut Avenue and Kalorama Heights to the west. The area was sub-divided in the early 1880s, so after the original city was planned and before today’s Washington DC ‘s street grid was put in place. It has character.
  • Histroic Kalorama Triangle is also considered to be part of the Adams Morgan neighborhood and has a great blend of classic rowhomes and apartment buildings.
  • Kalorama Triangle’s shops and restaurants can be found along Columbia Road including the Mintwood restaurant. A favorite of mine.
  • Kalorama Heights on the other hand is a neighborhood of elegant townhomes and grand residences. It has gotten a lot of press coverage as of late having become popular with the who’s who of Washington.
  • Kalorama Heights or Sheridan-Kalorama is home to many embassies that make up the Embassy Row here along Massachusetts Avenue as well as many international compounds that can be found in the neighborhood.

Market Data:

Over the past year eighteen (18) townhomes and detached homes have sold here in Kalorama for an average sales price of $2.7M and with an average of 92 days on the market.

The highest of all those sales was for a 7,800 sf, 1929 built Grand Federal Style seven (7) bedroom, eight (8) bath home here on Kalorama Circle at was purchased for $5.4M.

As for apartments there were one hundred twenty eight (128) co-op and condo units that traded for an average sales price of $687K and had an average of 27 days on the market.

The highest sale was for a 3,200 sf, four (4) bed, three (3) bath flat in this “Best Address” 1928 built Beaux Art building on Connecticut Avenue for $3.2M.
