NORTH BETHESDA and ROCKVILLE Maryland 20852 housing market update.
You tell me are we in Bethesda or Rockville?
Well, that depends on who you ask. Today we are in Montgomery County’s 20852 zip code. About a half of the zip code falls within the boundary of the City of Rockville and the southern half is what we call Rockville? Kensington? White Flint? Bethesda? North Bethesda.
Rockville Pike is the main corridor that runs through the area. The Pike is essentially the main street for the county and by some accounts is the largest shopping district in the country.
Say bye-bye to those 1980’s strip centers with their seas of parking and dated stores and make way for walkable and vertical and dinning and shopping. A great example of the future is Pike & Rose a brand-new 3M SF 24 acre mixed use development here on the site of the former Mid-Pike Plaza.
Some neighborhoods and communities you can find in the zip code are Old Farm, Tilden Woods, Luxmanor, Timberlawn, The Wisconsin, The Gallery at White Flint, and Symphony Park.
Now for some real estate.
Two Hundred Ninety-Five (295) homes traded in the zip code this past year for an average sales price of $891,000 and with an average of fourteen (14) days on the market.
The most expensive home to sell this past year in the zip code was this circa 2016 all brick custom home of 9,800 sf on a half-acre lot with seven (7) bedrooms, seven (7) full and one (1) half baths, with 11’ ceilings, a 2nd kitchen for catered events, extensive hardscape in the rear and traded for $2,845,000 in June 2021.
As for Condos and Co-Ops, well there are a lot, five hundred nine (509) units, traded this past year for an average sales price of $418K with an average of thirty-five (35) days on the market.
The highest price for a condo in the zip code was for a huge 2,600 sf third floor unit here at Strathmore Park condominiums with three (3) bedrooms, two (2) full and one (1) half baths, two assigned parking spaces. It sold off market in November 2021 for $1,250,000 or $474 psf.
